Our Commission
Abbolone & Scullin Realty LLC is paid a commission on rent actually collected. We receive our fee only when the tenant pays. We do not charge a fee for finding a new tenant. The first month’s rent goes to you. Our financial interests match yours: we both benefit from avoiding turnover and finding good paying, long term tenants.
Property Management & Rent Collection
Abbolone & Scullin Realty LLC provides management services customized to your
needs. For one fee, we perform any or all of the following – at your option:

Advertise and show apartments for rent.
Screen tenants via personal interviews, prior landlord checks, employment checks and credit checks.
Enter into lease agreements on behalf of the client.
Enforce lease provisions, including the timely payment of rent.
Take maintenance calls from tenants.
Arrange for and supervise janitorial work, including trash removal, hall cleaning, snow removal etc.
Inspect apartments after tenant move-out and handle security deposits.
Pay utility bills and invoice tenants where appropriate.
Pay mortgage bills, insurance bills, tax bills or any other expenses related to the managed property.

Each month we will send you a monthly statement summarizing rents collected and expenses paid on your behalf. Attached to your monthly statement is one check drawn on our account for the net proceeds – no more worries about returned tenant checks!
Property Maintenance & Repairs
All maintenance and repairs are priced on a case-by-case basis. Nothing is done without your prior approval. Our office takes all maintenance calls (no more midnight calls from your tenants) and we either have our subcontractors do the repairs, or we contact your own workers if you prefer.

Abbolone & Scullin Realty LLC’s subcontractors are reliable and economical. They can handle all maintenance issues that may arise. We have a long standing relationship with all of our subcontractors and stand behind their work. All prices and work are guaranteed by Abbolone & Scullin Realty LLC.
